Summary

The Helper A is a union-represented position responsible for maintaining the exteriors, public areas, vacant units, sidewalks, and alleyways of the property, ensuring they are clean and safe. The role involves timely completion of work orders, participating in make-ready programs, and managing inventory cost-effectively. The position also requires assisting with basic maintenance tasks such as groundskeeping and janitorial duties when necessary. The employee must be available for rotational "24-hour on-call" shifts.

Essential Job Functions include:

  1. Completing assigned tasks from supervisors or property managers.
  2. Participating in emergency standby schedules during evenings, weekends, and holidays.
  3. Performing scheduled maintenance on equipment per manufacturer recommendations.
  4. Inspecting units, buildings, and public areas, performing repairs and cleaning as needed.
  5. Replacing lights in outside and public areas.
  6. Understanding water and gas shutoffs, fixture cutoffs, and sewer cleanouts.
  7. Maintaining cleanliness of offices, maintenance rooms, hallways, porches, laundry rooms, basements, yards, and exteriors.
  8. Performing minor repairs including painting, plumbing, electrical work, and carpentry using hand tools.
  9. Replacing air filters and securing storage areas and entrances.
  10. Assisting with move-in and move-out inspections and unit turnovers.
  11. Repairing furnaces, and minor steam and hot water systems repairs.
  12. Participating in maintenance projects and performing light electrical and plumbing repairs.
  13. Replacing broken fixtures, glass, tiles, carpets, locks, and appliances.
  14. Performing interior and exterior painting, carpentry, custodial, groundskeeping, and minor repair tasks.
  15. Reporting safety concerns and maintaining safety standards per OSHA and health codes.
  16. Assisting at other properties as needed and performing additional duties as assigned.


Supervisory Responsibilities: None, except when filling in for supervisory roles.

The physical and environmental demands include working indoors, outdoors, and in various weather conditions, lifting up to 50 pounds, and using various tools and chemicals. Regular attendance and flexibility for evening/weekend shifts are required. Travel may be necessary for emergency supplies or work at different locations.

Minimum Qualifications:

  • High school diploma or equivalent.
  • At least 3 years of relevant maintenance experience.
  • Experience in customer service and apartment maintenance.
  • UPC certification (or ability to obtain).
  • Trustworthy, safety-conscious, and bilingual in English/Spanish (preferred).
  • Owns necessary hand tools and has a valid vehicle with insurance.
  • Willing to travel as needed.
